Built to Indian standards
The same checks on every job, whatever the size. This is what goes into the structure.
- Design
- Structural drawings by a licensed engineer to IS 456, with seismic design to IS 1893 and the National Building Code 2016.
- Steel
- Fe500D TMT bars from BIS-certified mills (IS 1786), with mill test certificates kept on file.
- Concrete
- M25 grade for footings, columns, beams and slabs. Cubes are cast and tested at 7 and 28 days.
- Cement
- OPC 53 or PPC, chosen for the element being cast (IS 269, IS 1489).
- Masonry
- AAC blocks (IS 2185) or fly ash bricks (IS 12894), laid with proper bonding and kept wet while curing.
- Curing
- Slabs, beams and columns are cured for 7 to 10 days, depending on the cement used.
- Waterproofing
- Terraces and wet areas get a 48-hour ponding test before any tiling begins.
- Site safety
- Helmets and harnesses for every worker, and scaffolding inspected daily.
One team on site, from plinth to handover
SM Construction started in Mumbai in 2017 with a single independent house and a simple rule: build it as if we were going to live there. Friends and neighbours of that first client became our next clients.
Today we work in Mumbai and Delhi with our own engineers, site supervisors and masons. Homes are our main work. We also take on apartment buildings, offices and sheds when the design is ready and the site is clear.
You get a written schedule, stage-wise payments and one site engineer to call, from the day we mark the plot to the day we hand over the keys.

What will it cost?
For a standard home in Mumbai or Delhi, plan for about ₹1,900 to ₹2,300 per sq ft of built-up area, excluding land. Premium and luxury finishes cost more. Use the calculator above for a quick range, and we confirm the exact figure with a line-by-line quotation after a site visit.
How long will it take?
Design and approvals usually take 3 to 6 weeks. A typical 2,000 sq ft home then takes 8 to 11 months to build. We give you a dated schedule before work starts.
How do payments work?
Payments are linked to finished stages, not to dates: a small amount on agreement, then at plinth, slabs, masonry, finishing and handover. The exact split is written into your agreement.
Do you handle approvals?
Yes. We prepare the drawings, help you get plan sanction from the local authority, and apply for the completion certificate at the end.
What warranty do you give?
We give 12 months on workmanship and fix any defect in that period at no charge. Waterproofing, windows, fittings and equipment carry the maker’s own warranty, and you receive all the papers in a handover file.
